The core engine runs entirely on free government + open data. Only foot-traffic (Placer) and live lease rates (CoStar) are paid signals — and we label those “confirm in diligence,” never fabricate them.
A 7-factor weighted model on a 1–5 scale, mapped to your brand's A–D thresholds, plus a 0–100 data score and a Go / Conditional-Go / Hold / Pass verdict. Hard gates (e.g. no signage rights) can cap the verdict regardless of score.
